Yes, as a citizen of an EU state or a state of the EEA and Switzerland, you are on an equal footing with Hungarian citizens when buying a house or other real estate. For citizens of countries that do not belong to the EU, EEA or Switzerland, an application must be submitted to the government authorities, whereby the positive decision is more of a formality.

For certain types of real estate such as farmland, forests, vineyards, etc., there are restrictions for Hungarians as well as for Swiss and Germans in terms of size, building possibilities or residency. In addition, pre-emption rights must be observed. Let us advise you as real estate agents to find your ideal house in Hungary on the perfect piece of land.

According to the Hungarian Statistical Office, the average purchase price per square meter for a new house in Hungary in 2023 was EUR 1,670 (HUF 685,000) per square meter for a new build. This means that prices have risen by 347% in the last ten years. From 2021 to 2023 alone, prices per square meter for new homes in Hungary rose by a whopping 40%. The sharp rise in prices for new builds in recent years reflects the sharp rise in the cost of building materials.

The picture is somewhat milder for second-hand houses in Hungary. Here, the average price per square meter in 2023 was only EUR 530 (HUF 218,000), although there has been an increase of 227% in the last ten years.

Statistics should always be treated with caution. There are three points to bear in mind when analyzing the statistics:

1. the house definition of the statistical office includes single-family houses as well as terraced houses, so the price here is probably somewhat underestimated on average with regard to single-family houses in Hungary.

2. as the office does not differentiate between the age of used houses, the average price for used houses is not very meaningful, as many very old houses in Hungary are likely to distort the price downwards.

3. While the average prices also reflect the much cheaper rural regions and their older country houses in Hungary, you can expect much higher prices per square meter in hot spots such as Budapest or Lake Balaton.

The choice of the right house and location in Hungary depends on several factors that should match your individual preferences and needs.

  • First of all, the region is crucial: popular areas such as Budapest offer urban life, culture and a variety of work opportunities, while rural regions such as Lake Balaton or the Great Plain offer tranquillity and proximity to nature.
  • The choice of house size depends on family size or housing needs; typical Hungarian houses range from compact apartments to spacious villas.
  • Local infrastructure is also important, especially if access to schools, health services and shopping facilities are required.
  • As a buyer, you should also consider the build quality and condition of the house, as well as possible renovations and maintenance costs.
  • Cultural and social interests play a role, as certain areas may offer cultural events and activities.

When buying a house or other real estate, 4% land transfer tax is due, which is invoiced approximately 3 months after entry in the land register. In addition, it is usual for the buyer to bear the costs of the lawyer. The usual rate is 1% of the sale value. The entry in the land register is associated with marginal costs of around EUR 15. As a rule, the seller pays the estate agent's commission in Hungary, although this is not stipulated by law and there are also estate agents who receive commission from buyers and sellers. With us, the purchase of a house is free of commission for the buyer. You can therefore roughly calculate 5% of the purchase price as the cost of buying a house in Hungary.

Depending on your budget and personal taste, you can of course also opt for a villa, a castle or a palace instead of the classic house purchase in Hungary. However, you should bear in mind that you may have to invest additional costs in restoration - some of the properties are not or not fully renovated. Top renovated farmhouses are also a possibility; it all depends on your preferences.

Anyone thinking of buying a villa with small turrets and round arches will find what they are looking for here, as will anyone looking for an ultra-modern, chic villa with glass fronts on the golf course. Hungary has something for everyone who wants to buy a house, villa or palace here.

A house on Lake Balaton is attractive to many people. Due to its unique location and the associated quality of life, both tourists and expatriates are regularly drawn here. At 596 m², Lake Balaton is the largest lake in Central Europe and as such offers a picturesque backdrop. With its shimmering turquoise waters and surrounding nature that promotes rest and relaxation, it's like living in paradise. The shores of Lake Balaton are lined with charming villages and towns such as Balatongyörök, Keszthely and Siófok, which offer cultural sights, traditional markets and gastronomic experiences. The fact that Lake Balaton is also a popular tourist destination means that you can benefit from several factors at once:
