Hungary is a country full of opportunities - even when it comes to plots of land. According to the Hungarian National Bank (MNB), demand for building land in rural regions and popular vacation areas such as Lake Balaton has risen by over 15% in recent years (source: MNB Real Estate Market Report 2023). Whether you want to buy a plot in a secluded location, are looking for a building plot with a lake view or prefer land on the Hungarian-Austrian border - the choice is diverse.
Building plots These plots are perfect for building your dream home or vacation property. They are particularly popular in regions such as Lake Balaton, western Hungary or near thermal spas such as Hévíz. They offer flexibility for individual building plans and are often available in well-developed areas and of a respectable size. Plots with existing properties Here you purchase a plot of land with an existing house or a demolished house. Particularly in rural areas such as Zala, you will find comparatively inexpensive offers, often with generous plots of land. Agricultural and forest land Hungary is known for its fertile soil. These areas are suitable for arable farming, viticulture or livestock farming. However, area restrictions apply. More about restrictions in the following FAQ. Water properties There are a number of lakes for sale, sometimes with building land for sale around the lake. Please ask us. Commercial plots In cities or on the outskirts of cities, plots for commercial use are interesting, for example for offices, hotels or restaurants. Growing tourism makes this option particularly lucrative.
Hungary not only impresses with its diversity, but also with affordable prices and the prospect of a return on investment. Apart from the high-price islands, the cost of a square meter of building land is still a fraction of the price of building plots in Germany, Austria or Switzerland. These price advantages make Hungary a hotspot for developers and investors. The country also offers a stable economy and growing popularity among international buyers. As probably the last conservative country in Europe, Hungary offers a safe life and yet a physical proximity to German-speaking Europe as well as a fast connection to the Adriatic Sea. Yes, as a citizen of an EU member state or a member state of the EEA and Switzerland, you are on an equal footing with Hungarian citizens when buying a plot of land or other real estate. If you are not from the regions mentioned above, you will need to apply to the government authorities, but this is generally considered a formality and will be approved.
For certain types of real estate such as farmland, forests, vineyards, etc., there are restrictions for Hungarians as well as for Swiss and Germans in terms of size, building possibilities or residency. As a normal citizen, it is only possible to own agricultural land up to 1 hectare. If you are registered as a farmer in the Hungarian Chamber of Agriculture, you can own up to 300 hectares. Pre-emption rights must also be observed. Do not be tempted to buy larger areas through company structures, as these are generally not legal. As real estate agents, our lawyers will provide you with legally secure advice.
While the price range per square meter is very wide and goes from 10 EUR/sqm in remote parts of the country to 250 EUR/sqm in prime locations within Budapest, normal prices in the countryside are between 15 and 30 EUR per square meter. The closer you get to Lake Balaton, the more prices rise. Prices between 50 and 100 EUR / sqm for building land have also been achieved on the market in the region. However, this also depends on the type of plot, the location and any view of Lake Balaton.
When buying a plot of land, as with other properties, a 4% land transfer tax is payable, which is invoiced approximately 3 months after entry in the land register. In addition, it is customary for the buyer to pay legal fees, which usually amount to 1% of the sales value. The entry in the land register costs marginally around EUR 15. As a rule, the seller pays the estate agent's commission in Hungary, although this is not stipulated by law and there are also estate agents who receive commission from buyers and sellers. If you are working with us, the purchase of a property is generally free of commission for the buyer. You can therefore roughly calculate 5% of the purchase price as the cost of buying a plot in Hungary. If you commit to construct a residential building within 4 years, the purchase of the land in Hungary is tax-free.
In the case of land, the title to the property can be acquired by the person who has owned the property continuously for more than fifteen years. So if your neighbor has looked after, entered and used your neglected plot of land for 15 years without you having made any contractual arrangements or ever having looked after it, the right of ownership can change by acquisitive prescription.
