Even in Hungary, the cost of the property itself is not enough. There is usually an additional 4% tax and legal fees of 1%. After the purchase of the property in Hungary, the cost of living and the ancillary costs for the property are decisive - and these are much lower than in Germany or Switzerland. If you buy a property in Hungary, Hungarian law applies to the purchase. In Hungary, freedom of contract applies, so the purchase contract can be drafted individually according to the requirements of both parties. We strongly recommend that you have the contract drawn up by a lawyer who is familiar with Hungarian law. We have reliable lawyers who can also draw up contracts in several languages.
The estate agent's commission is only due once the purchase contract has been concluded. It is customary in Hungary for the seller to pay the estate agent's commission. However, this is not stipulated by law, so some estate agents also charge commission to buyers. This is not prohibited by law, at most it is ethically questionable. With us, all services are 100% commission-free for buyers.
Transparency and trust are the top priorities in real estate transactions. And as in any industry, there are more than just white sheep. Does your estate agent actively discusses potential risks such as non-existent road usage rights, lake access rights or pipeline rights? Are building restrictions on properties addressed? Does your estate agent also take a commission from you as the buyer? Does the estate agent push for a quick deal? There are many indicators to determine the quality of brokers. In Hungary - especially in tourist regions - many people speak German. Many schools in Hungary offer German as a subject and there are also an increasing number of degree courses in German. Also due to the location bordering Austria and the historical background, there are comparatively many people with a good knowledge of German in the western regions while English is more common in Budapest. When it comes to buying a property, you will benefit from our large local network - we will be happy to put you in touch with multilingual lawyers or tax consultants. This makes the purchase of your property in Hungary very straightforward from a language perspective.
You do not have to register a secondary residence with the German authorities if it is outside Germany. However, if you plan to stay in Hungary for more than 90 days, you must register with the relevant authorities in Hungary. You will then need a so-called registration card.
