Introduction of the architect of the villa
Nóra Demeter was born and raised in the United States. She earned her BA and MA in architecture at U.C. Berkeley and Yale University respectively. She has been working in Hungary since 1993, commencing at the British practice Fitzroy-Robinson International, eventually becoming the founding partner of with Gábor Zoboki in 1998 to form Zoboki-Demeter and Associates. The company’s most significant project, the Palace of the Arts in Budapest, has become one of the leading performing arts facilities in the region.
Nora Demeter founded her own practice, Demeter Design Studio in 2014. Demeter Design Studio is an architectural practice with international experience ranging from large-scale buildings to custom interiors. The emphasis of the work is placed on the quality of design, delivering elegant yet dynamic solutions, which take the human dimension into consideration throughout the entire design process.

Situated on a gentle hill facing the Clubhouse and the villa will benefit from the sweeping views of the landscape whilst orienting its site lines to the 18th hole.
The villa has been designed as an iconic contemporary piece of architecture will mark its identity in the landscape. At the same time, attention has been paid to the high-end interiors and the quality of the spaces, offering a refuge from the outside.
The villa has been designed as a majestic home, offering a variety of spaces and concentrating on the quality of light within.
The building has three main zones: a central zone dedicated to the main living room, kitchen and common zones.
On the left, in a more private wing the dining room, and den or clubroom is situated, with the adjacent service zones of the home. In a third wing, a master bedroom suite and two guest bedrooms with individual bathrooms are designed. In addition a sauna and small spa unit is designed to face the golf course and annex the terrace and pool.
The majestic flying roof offers a sense that the entire villa is levitating above the golf course. On the lower units of the villa, green roofs offer a contextual vision coupled with environmental and thermal benefits. The outdoor is equipped with pergolas and sliding shading devices, allowing for protection from the heat.

The plan has been conceived as an elegant, rational layout coupled with noble spaces and the sense of grandeur created by the varied vistas towards the golf course and the landscape. The use of natural materials allows for blurred boundaries between the interior and the exterior.
The house offers grand common areas whilst enabling the private quarters to seem separate. The villa can be comfortable for one or two occupants while offering a comfortable interior for up to 8 persons.
The entrance is both elegant and discreet, allowing the main road to be separated visually. A strong visual axis draws the visitor towards the main entrance, surrounded by soft landscape and the mirroring of water in a shallow pool along the house.
Upon entering, the majestic roof draws creates a sense of flight into the space, and into the landscape. The levels of the house allow for a separation between the entrance, the kitchen and eating and finally the living room. The wood ceiling is both imposing yet elegant, connecting the interior and exterior.
The wooden ceiling offers a strong connection between the living room and the main common areas of the house. The living room has the panoramic views of the outside, the stone clad walls of the fireplace and the end walls, with upper windows bringing in a continuous filtered light. The space is both grand and intimate at the same time.
Adjoining the living room is a terrace for external dining and a pool area. The varied external shading systems allow for an external living room to be created, protected from wind and sun. The use of a stone flooring blends the threshold between the outside and inside.
As a small separation from the main living room area, a small den-clubroom has been designed, which can also serve as an optional guest space. This space offers a kind of intimacy from the more majestic common area, for quieter discussions, with a direct relation to an outside patio.
The master bedroom suite has its own loggia and terrace area and exclusive bathroom. The entire suite enjoys grandeur and
privacy with sweeping views of the golf course.

Adjacent to the pool and jacuzzi, this area also benefits from its own terrace. The master bedroom is designed as a modern,
natural space embracing the landscape.
As seen from the course, the wooden light roof enables the villa to seem both grand and modest. The pool area is situated on a plinth, hovering above the course.
The sauna –wellness space offers a view to the outdoors, whilst providing the intimate space for this relaxation.
The connection between sauna-pool-jacuzzi offers the full palette of the wellness experience.
