1) Call us or arrange a callback
The Swiss number is mainly for our Swiss customers (Attention roaming from abroad). The Hungarian number is for all other countries (no roaming charges from EU countries). We speak German and English on both numbers.

2) Determining the details of your wishes and property selection

3) Appointment for property visit
Make an appointment with us to visit the selection of properties you have chosen. We are usually available at short notice and will present the properties to you personally.
4) Contract and purchase
Once the desired property has been found, we record your necessary data, determine payment modalities with you and help you with our multilingual lawyers, who prepare a draft contract in your national language for you to check and then finalize. What costs you will incur when buying a property in Hungary
Of course, the cost of the property in Hungary itself isn't enough. In addition, there is usually a 4% tax when purchasing the property, legal fees of 1%, your living expenses, the additional costs for your property and the costs for the move. Even if this seems like a financial burden at first, we can reassure you: you can save significantly in Hungary simply through the lower cost of living.

In summary, the additional costs can be calculated to be around 30-50% of what you pay in Germany, Austria and Switzerland. Lake Balaton - real estate in Hungary in a popular travel destination
Lake Balaton is one of the most popular travel destinations and at the same time the largest lake in Central Europe. Living in a holiday paradise would be an understatement, because with its blue water, surrounded by gently rolling hills, you have a truly idyllic environment. It's hard to believe that living here isn't overpriced.

1. Finding a reputable Hungarian real estate website is not that easy. Do your research well and be sure to choose a trustworthy source like ungarn-immobilien.ch - otherwise it can cost you dearly.
2. Think about how big your property should be. There are some restrictions when purchasing land in Hungary when it comes to larger agricultural areas, such as fields, vineyards or forests. Are you a farmer? Do you have close relatives in Hungary? These are all factors that play a role here.
3. Take care of everything bureaucratic in good time with a good lawyer before you purchase the property and house. You don’t want to end up in debt at the end of the day because the property was mortgaged! In 2023, due to the removal of mortgage subsidies and high interest rates, there was a slight decrease in house prices, with an average decrease of 0.2% nationally. The rising real estate costs are based on factors such as steadily increasing construction costs (approximately 54% since 2010) and economic conditions such as high inflation and continued high foreign demand for real estate in attractive regions.
Experts expect 2024 to be a good year for the real estate market - but in the long term, prices could continue to rise. Demand for real estate remains high.

In order to conclude a purchase contract for a property in Hungary, the following information and documents are required:
- Copy of passport/ ID
- Current address of residence
- Full name and maiden name of the mother
- Land register extract with parcel number
- Address of the property
- ownership structure
- Encumbrances and other entries
- Energy certificate
- Energy certificate
- Any mortgage or loan certificates
- Power of attorney to sell if owners are not on site
- Waiver of right of first refusal if not full owner of the property
- Purchase price and purchase price settlement
- Consent of the youth welfare office if minors are owners
