In the Lf-2 zoning area, the conditions for plot formation and development are as follows: the minimum plot size is 1,500 m², with a minimum width of 16 m and a minimum depth of 50 m. Buildings must be constructed in a side-boundary (semi-detached) arrangement. The size of the front yard shall conform to the established pattern of the surrounding area; in the absence of such, it must be at least 3.0 m. The minimum width of the side yard is 4 m.

The maximum building coverage is 18%, while underground development may not exceed 30%, provided it is located entirely within the designated building area. At least 60% of the plot must remain as green space. The maximum permitted building height is 4.5 m.

Flag lots may only be created with an access strip at least 4 m wide. The area of this access strip may not be included in the calculation of buildability, and proper stormwater drainage must be ensured for it.
